The DoneTrace research team writes and maintains the inspection checklists and guides published on this site. Each checklist is built from the documentation workflows DoneTrace supports in the field — move-in and move-out condition records, turnovers, damage reports, and insurance evidence — and is written to reflect how landlords, property managers, and inspectors actually run them on site. Checklists are reviewed on a recurring basis and every page shows the date it was last reviewed.
How we build these checklists
- Each checklist covers a documentation workflow DoneTrace supports directly, written in the order the work is actually walked on site.
- Every page carries a visible last-reviewed date, and pages touching deposits, landlord-tenant law, insurance, or HOA enforcement carry a plain not-legal-advice notice.
- Checklists are documentation guidance. They do not replace a licensed home inspection, and they are not a substitute for legal advice in your jurisdiction.
